Your home and your health

A warm, dry, well-ventilated home is good for everyone, but if you or someone in your whānau lives with a respiratory condition, it can be the difference between staying well and ending up unwell.

Damp house

Too many New Zealand homes are cold, damp and poorly ventilated. Those conditions encourage mould, dust mites and condensation, all of which can trigger respiratory symptoms and lead to more flare-ups, more chest infections, and more hospital visits. The good news is that most of the problems are fixable, and a lot of the help is free or heavily subsidised.

How your home affects your breathing

Cold, damp houses lead to more illness, and that illness hits people with respiratory conditions hardest. Breathing in cold air can be harmful in itself, and damp homes are a breeding ground for mould - a well-recognised trigger for asthma and a problem for anyone with sensitive airways.

Tackling damp, condensation and mould

What causes condensation?

What causes condensation?

Condensation happens when moist air meets a cold surface - a window, wall or ceiling - and the water vapour turns back into droplets. Everyday activities create a surprising amount of moisture: showers, cooking, drying washing indoors, and even breathing. When that moisture has nowhere to go, it settles on cold surfaces and feeds mould growth, which makes a home feel colder and harder to heat.

Let moisture escape at the source. Use externally vented extractor fans in the bathroom, kitchen and laundry (a range hood in the kitchen, extraction fans in wet rooms). Open a window in those rooms and keep the door closed so water vapour doesn't spread through the house.

Open up on fine days. Air the house when the weather allows to let damp, stale air out and fresh, drier air in.

Find and fix leaks. Check for water getting in through guttering, roofing and plumbing, and have repairs done. Make sure there's good drainage around the outside of the house.

Block ground moisture. Laying black polythene on the ground in the subfloor space keeps the house drier and easier to heat.

Consider double glazing if you're building or replacing windows, as it reduces condensation on the glass.

Clean mould and mildew off walls, ceilings and surfaces with a fungicide such as well-diluted household bleach (follow the product instructions and ventilate the room while you do it).

If a home is insulated, ventilated and heated but damp and mould keep coming back, the moisture is usually getting in from somewhere - damp ground under the floor, a roof or rainwater leak, or a plumbing leak - so it's worth tracking down and fixing the source rather than just cleaning the surface.

Heating your home safely

A warm home is vital for healthy lungs - but the type of heating matters, because some heaters add moisture and pollutants to the air you breathe.

Good options for respiratory health include:

An efficient, clean form of heating with good temperature control. Choose one sized for the room, and if you live somewhere that gets very cold, check it works well below 10°C.

Flued gas heaters

Flued gas heaters

Effective and healthier than unflued gas, because the products of combustion are vented outside rather than into your living space.

Central heating

Central heating

Distributes warmth through the house (via ducted air, radiators or underfloor pipes) and often lets you set different temperatures in different rooms.

Heaters to avoid where possible:

These release both pollutants and water vapour straight into the room - a double problem for damp and for sensitive airways. Avoid them if you can, and never use them in bedrooms or small, unventilated rooms.

These are inefficient, polluting, expensive and hard to control.

These can produce plenty of heat, and newer models burn relatively cleanly if you use dry, well-seasoned wood (dried for at least a year). They do create some air pollution, so they suit some homes better than others.

Ventilation and fresh air

Everyday ventilation

  • Use extractor fans that vent to the outside (not into the ceiling space) in the bathroom, kitchen and laundry.
  • Make sure fans are the right size for the room - undersized fans or ducting are noisy but don't actually clear the moisture.
  • Turn the fan on before you shower or bathe, keep the door shut, leave a window open a little to help air flow, and run the fan for a few minutes afterwards until the moisture has cleared.
  • Clean extractor fans regularly so they keep working well.
  • Air the house on fine days.

Whole-home ventilation systems

An in-roof (positive-pressure) ventilation system continuously replaces damp, stale air with fresh, drier air from the roof space, which helps keep condensation and mould down across the whole house. It's one option worth considering if persistent damp is a problem.

Insulation

Insulation keeps the heat you pay for inside, making your home warmer, drier and cheaper to heat - all of which is better for your lungs.

  • Ceiling and underfloor insulation make the biggest difference, because that's where most heat is lost.
  • Good, well-fitted curtains are a low-cost win: they cut heat loss through windows at night and let the sun's warmth in during the day.
  • A well-insulated home holds its warmth, which also makes condensation and mould less likely.

Most NZ homes built before 2008 don't have enough insulation, and many can be upgraded with help from the Warmer Kiwi Homes grant - see below.

Reducing other triggers in your home

Alongside damp, cold and smoke, a few everyday things can irritate sensitive airways:

  • Use an electric or flued gas heater rather than an unflued gas heater.
  • Limit strong-smelling products - air fresheners, fly sprays and strong cleaners can all set off symptoms.
  • Keep dust down - dust with a damp cloth and vacuum regularly, ideally with a vacuum that has a good filter, to control dust mites.
  • Woollen carpets and good filtration (such as HEPA air purifiers) can help reduce allergens for some households.

You may not have to pay full price - or anything at all to make your home warmer and drier.

Warmer Kiwi Homes (EECA)

Government grants for eligible owner-occupiers in homes built before 2008. Covers roughly 50–90% of ceiling and underfloor insulation, and up to 90% of an approved heat pump for the main living area, with the discount taken straight off the installer's quote. Eligibility depends on holding a Community Services Card or SuperGold Combo Card, or living in a lower-income area.
